Developed by the St. Joe Company, WaterSound collectively encompasses four distinct residential and commercial communities on the eastern end of Florida’s Scenic Highway 30A, stretching from the shores of Lake Powell to Seagrove, Florida, with amenities and private club benefits that redefine luxurious living.
WaterSound Beach and WaterSound West Beach are two gated communities located directly on Scenic 30A, while WaterSound Camp Creek and WaterSound Origins are located off of South WaterSound Parkway and U.S. Highway 98.
WaterSound Beach’s Nantucket-inspired architecture is nestled around rare landscapes that include coastal dune lakes, towering sand dunes, the Gulf of Mexico, and Deer Lake State Park.
A huge outdoor community fireplace with Gulf views is a popular spot to toast kaleidoscope sunsets with friends and family. The community also has four swimming pools, a fitness center, and a 12-hole putt-putt course.
Pebble walkways, nature trails, and elevated boardwalks provide residents access to breathtaking views of Camp Creek Lake, one of 30A’s rare coastal dune lakes. Long, winding dune walkovers lead to a private beachfront and unobstructed views of Deer Lake State Park.
To the west of WaterSound Beach is WaterSound West Beach. A smaller neighborhood than WaterSound Beach, West Beach is also gated and has views of pine forests, carefully landscaped greens, and extensive trail systems. A private clubhouse provides a zero-entry swimming pool, an outdoor fireplace, and meeting facilities for residents.
Tucked in between these two communities is gated, membership-only WaterSound Beach Club. Membership levels and options in The Clubs By Joe program vary, offering access to amenities ranging from the beach club, golf, and dining access to private jet rentals. The large Gulf-front clubhouse has two zero-entry swimming pools, private dining options for lunch or dinner, an outdoor bar with Gulf views, beach volleyball, a children’s arcade, private beach access, beach chairs, SUP rentals, and more.

Along South WaterSound Parkway lies the award-winning Camp Creek Golf Course, an 18-hole course designed by Tom Fazio. Skirting its famed rolling greens will be the new gated community of WaterSound Camp Creek, which will add 262 large homesites and a multi-million dollar private clubhouse with a health and wellness center, dining, winding zero-entry swimming pools with private cabanas, a children’s club, and a new 75-room boutique inn. Homes in WaterSound Camp Creek will enjoy both privacy and the unparalleled beauty of the Camp Creek Golf Course and its surrounding forest.
From the entry of WaterSound Camp Creek is a paved multi-use path that leads the way across U.S. Highway 98 to WaterSound Origins, a large, residential neighborhood. Homeowners at Origins are automatically granted membership to a clubhouse with a state-of-the-art fitness center, swimming pool, tennis and pickleball courts, basketball courts, and dock access at Lake Powell, one of the largest coastal dune lakes in Florida.
Popular with locals, Origins is a neighborhood where kids ride their bikes and friends enjoy a quick game of basketball after school. Large landscaped greens and gravel walking paths connect Origins to a larger trail system that extends all the way into Panama City Beach. Nestled in the center of Origins is the Origins Golf Course, a Par 3 short course that’s particularly ideal for novices and families. A new game called FootGolf (think soccer meets golf) can also be played on the Origins course.
To better serve the rapidly growing number of WaterSound homeowners and its surrounding communities, St. Joe is constructing a Town Center directly on Highway 98, at the entrance to Watersound Origins. This commercial expanse will soon feature a Publix grocery store, medical offices, dining options, and a year-round farmers market, among other public spaces.
All four of the WaterSound communities have succeeded in creating extraordinary living experiences set within extraordinary natural settings, and each has its own distinct personality. For more information, check out WaterSound’s website or follow them on Facebook.
